Foundation leakage can be caused by damaged or disconnected underground storm drain pipes around your house
The underground storm drains that carry water from your gutters and downspouts to the city storm sewer, reservoir, or other nearby run off location can lose their functional draining ability if the underground pipes become damaged or collapsed. This type of damage may be discovered with an underground camera inspection of the accessible drain pipes which can save you thousands of dollars.
Root systems are a common cause of slow drains and water back up into the basement
Underground drain pipes are basically a large vein of water running below the ground. Tree, bush, and shrub root systems are attracted towards the water traveling underground in these pipes. The roots can infiltrate older clay tile lines since these drain pipe sections were basically laid in the ground, one after another, and were never actually fused together. This is not the case with newer PVC/ABS/plastic drain pipes, however, if you live in a home built before 1980, it may have older clay tile drains which have many gaps and openings that are allowing root systems to enter and cause blockages in your pipes which can cause water to back up in the pipes and then leak into your foundation after a while. Tree roots will need to be cleaned or snaked out from the lines by a plumbing or drain contractor. An underground pipe inspection can diagnose and may determine other cost affordable solutions to your leaky foundation aside from extensive and expensive basement waterproofing systems.
Older clay tile lines can become blocked with mud
The individual sections of older clay tile drain pipes were laid next to each other underground. Since they were not glued together such as newer plastic drain pipes are these days, the older drain pipe sections can move or displace over time, which allows soil or mud to leak into the drain pipes. This can actually happen with newer plastic lines too sometimes, due to settlement of the underground drain pipes over time, but is much more common with the older drain pipe materials. Sometimes the mud builds up so badly in the drain pipe section that water can not flow through at all, or drainage will be slowed down enough that water leakage into your foundation can occur. This slowed drainage issue usually results in leakage more specifically during heavy rainfall.
